The stunning double-height living room opens up to the raised infinity-edged, heated, saltwater pool
As a former resident of the Virginia-Highlands neighborhood, I would frequently take N. Rock Springs Road home aft er a long day of work in Buckhead. The community of Morningside is a charming one that dates back to the early days of the city. In 1925, Atlanta annexed this area, and real estate planners established a “modern” suburb with all the latest advancements, including convenient shopping and access to the streetcar lines. The 1960s brought on a rough period for the area, which was later remedied during the millennium when excited young homeowners bought property to start their lives. It has since been characterized by adorable bungalows and family-forward initiatives and still is to this day.

On these various drive homes, I noticed something different was coming to the area. A modern, more organic approach to home building took shape on the lot at 1755 N. Rock Springs. The home, lovingly named the Cantilever House, was completed earlier this year aft er a 3-year evolution. Little did I know that a house I passed every day would take its place as the most architecturally significant modern home built in the city. The Cantilever House was conceptualized and designed by visionary AIA award-winning architect Sheila Lee Davies and built in collaboration with Darby Construction. This power duo constructed the home’s facade to be very inconspicuous to not reveal the eponymous cantilever design in the rear and to maximize privacy.

Every detail was considered, including the landscape, meticulously designed by go-to modern landscape architect Brendan Butler Landscape + Design. The structure has six bedrooms and five-and-a-half baths and is constructed of three distinct floors of living space, amounting to 6,547 square feet to make your own. The double-height living room is home to a dramatic 6-foot linear gas fireplace and custom built-ins.

Microcement floors seamlessly tie together living spaces in this open-concept home. Imported from Europe, Reynaers window and door systems offer the highest level of energy efficiency and, in spectacular fashion, allow entire walls of glass to effortlessly slide open and access indoor-outdoor living. The sleek kitchen houses a luxury appliance package, including a Thermador refrigerator and Miele appliances, and gives way to a functional scullery, mudroom and dining space. Of course, the piece-de-resistance is the 20-foot span of the upper level that cantilevers effortlessly over the lanai and yard below in an engineering marvel. With a raised infinity-edged spa surrounded by a sun shelf, the heated saltwater pool complements the cantilever. Other standouts include the primary suite’s massive 25-foot bed-wall that features glass walls for taking in treetop views of Wildwood Park and the expected theater and gym.
The dining room is surrounded by massive walls of cornered glass, able to open entirely to the exterior for alfresco dining options, while inside the Moooi light fixture sets the perfect ambiance.
